Opportunity Overview

Following DMP Metals Ltd (in Administration) ceasing to trade in late 2022 there is an excellent opportunity to acquire the assets of the company, which specialised in processing a wide range of contaminated non ferrous materials from its modern facility, constructed in 2021.

The plant, located on the outskirts of Corby in Northamptonshire, benefited from EIS funding, with the total investment to date being in the order of 4 9 m The facility has been specially designed to provide an innovative plant with the ability to process up to 16 000 tonnes per annum and maximise the quality of the end materials.

DMP Metals Ltd experienced trading difficulties due to a lack of working capital, a decrease in the value of non ferrous metals, and a major customer entering administration.

An accelerated sale is sought and accordingly prospective purchasers are requested to make contact as soon as possible.

Location

The facility is located on the e astern side of Gretton Road on the outskirts of Corby in Northamptonshire Corby town centre is approximately 2 5 miles to the south west, with Peterborough 17 miles to the east, Leicester 20 miles to the north west and Northampton 20 miles to the south west The site is situated in a semi rural location, with the Kirby Hall estate to the north, the former Rockingham raceway to the west and a data centre to the south.

Site Description

The site comprises a modern recycling facility of c 22,810 sq ft along with various outbuildings/portable cabins, on a site of approximately 3.58 acres.

The property comprises two interconnecting high eaves bays accessed via roller shutter doors to the front, connecting to four storage bays accessed from the yard, which is laid to concrete.

The access road leads to security gates, a weighbridge and car park, with a grade II listed barn adjacent,

Within the site there is a significant area of unutilised yard laid to concrete adjacent to the north of the building, as well as a field to the southern and western side of the access road.  A lagoon with capacity of 800 m^3 has been constructed along with two water tanks, each with a capacity of 100 m^3.

Planning

Planning permission was granted in October 2020 for the construction of a non-ferrous metals recycling facility including the construction of two fire water storage tanks, pump house, office/mess portacabin, attenuation pond and dust extraction system.

Environment Agency Permit

Permit no EPR/JB3400FQ determined 23/03/2021.

Permitted activities – Metal recycling:

R13: storage of waste pending any of the operations numbered R1 to R12 (excluding temporary storage, pending collection, on the site where it is procured)

R4: recycling/ reclamation of metals and metal compounds

Tenure

The property is held on a lease for a term of 15 years from 2nd June 2020 at a current rent of £42,632.64 per annum, which is subject to annual RPI linked reviews. There is an option to renew the lease for a further 5 years.

Development Opportunity

The site is large and much of it unutilised by the current facility.  Subject to obtaining the necessary consents/approvals, there is an opportunity to significantly expand the facility to increase capacity or provide additional operations.

The Facility

The plant comprises a non-ferrous recycling facility, which sorts, decontaminates and compacts recycled metal, for sale to be used in the manufacture of new products. The plant was commissioned in May 2021 and is capable of processing up to 16,000 tonnes per annum operating on a two-shift basis.

Key Technical Facts
